TRADITIONAL OLD HOUSE FOR CONTINUED RENOVATION I UGLJAN, ISLAND OF UGLJAN
Description
In the very heart of Ugljan village, on the island of the same name, a traditional old house is for sale, carrying the spirit of past times while offering great potential for the future.
It consists of two buildings in need of renovation, situated on a plot with a total area of 382 m². The land has an elongated and irregular shape, with a total length of 42 meters, and a width that ranges from approximately 7.10 meters at its narrowest point to about 11 meters at its widest.
The buildings are currently in a shell (roh-bau) condition. The smaller house is a single-story building with an area of approx. 26 m², while the larger house consists of two floors. Its structure has been partially restored, featuring a new concrete inter-floor construction that ensures stability, as well as a new roof. Some utilities have been partially installed, but the property is not yet fully equipped.
The property is located in a quiet part of the village, within the old historic core, and in close proximity to all essential amenities for everyday life and a quality vacation. It is 420 meters from the sea. These traditional stone houses offer excellent investment potential, whether for a family home, holiday house, or tourist accommodation.
Note: Currently, the property is accessible only on foot (path width approximately 1–1.2 meters), which adds a unique charm and tranquility to the location. At the same time, a process is underway to obtain official consent for vehicle access via the neighboring land. Once approved, this will allow direct car access to the courtyard and private parking area, significantly improving overall accessibility.

Ugljan
Ugljan is the largest village on the island Ugljan, with its long-standing tourist tradition. With its nine hamlets, it is settled in the northwestern part of the island (Čeprljanda, Lučino Selo Batalaža, Sušica, Gornje Selo, Muline, Guduće, Fortoština, Varoš).
The economic basis is agriculture, viticulture, olive growing, fruit growing, fishing, and tourism. There is a regional road that runs along the island. Monuments from the time of early antiquity, Villa Rustica, late antique mausoleum, the remains of an early Christian basilica and a monumental farmhouse from the 1st century for olive processing in Muline Bay testify to the early stay of man in this area. There are several summer residences of Zadar noble families in the village. Remains of a Roman villa have been discovered along Batalaža Bay, and to the south-east of the village, on the Koran hill, the remains of a prehistoric hill fort.
Swimmers will be delighted by the beautiful sandy beaches, the most beautiful of which are in the coves of Ćinta, Mostir, and Luka in Muline. There are several restaurants in Ugljan that offer local specialties.
